Alberni Street tower latest addition to showpiece Coal Harbour street

The formal rezoning application for a 43-storey residential tower on Alberni Street designed by SOM and IBI Group has officially been filed and reveals new details about the luxury project.

The upcoming tower on a mid-block site at 1640-1650 Alberni St. includes:

  • 66 secured market rental units replacing the 66 rental units currently on the site
  • 198 market condominiums
  • 268 underground parking stalls and 535 bicycle parking spaces

The tower will sit atop a five-storey podium containing the building lobby, amenity spaces and live/work townhomes.

The application is being considered under the West End Community Plan, and sits within the Georgia Corridor (Sub-Area A) area, which allows for towers up to 385 feet high.

Since the West End Community Plan was enacted, there has been a flurry of land acquisitions and luxury condo tower proposals in the surrounding blocks.

Next door to this project, to the west, a 385 ft. tower at Alberni and Bidwell has already been approved, and construction is underway on a Kengo Kuma-designed tower half-a-block away at Alberni and Cardero.

Directly north of the site, the White Spot restaurant property will be redeveloped with two, 38-storey towers.

Adjacent to the White Spot site, Anthem Properties is planning a 33-storey tower on the former Chevron service station site.

The architects are Kohn Pedersen Fox Associates of New York City and Chris Dikeakos Architects of Vancouver.

To the east on Alberni Street, construction on Kengo Kuma’s 43-storey tower is well underway.

The sloping façade of the ultra-luxury tower will be clad in aluminum panels and include extensive use of timber. The developer is Westbank.

Another block away, Landa Global and Asia Standard Americas are planning two residential towers (48-storey and 43-storey) at 1444 Alberni Street.

The buildings will have a dramatic, New York-inspired design.

Bosa Properties and Kingswood Properties are also planning to launch Fifteen Fifteen — commonly referred to as the “jenga tower.”

The 42-storey luxury condominium tower at 1500 West Georgia Street was designed by German architect Büro Ole Scheeren, in collaboration with Vancouver-based Francl Architecture.

And if all those proposals weren’t impressive enough, there more changes on the way to the neighbourhood, including a spectacular design for a flatiron tower designed by James KM Cheng Architects.
