Coromandel Properties plans major purpose-built rental project in Oakridge

Coromandel Properties is planning 427 purpose-built rental units, a potential hotel and commercial space on two properties it owns on West 41st Avenue near Cambie Street in Oakridge.

The upcoming proposal is split across two adjacent sites, the “west site” (357-475 West 41st Avenue) and “east site” (325-343 West 41st Avenue).

The west site will include 22- and 14-storey towers, with a total of 344 residential units and 78 hotel rooms. Coromandel Properties says the potential hotel use is designed to enable it to be converted to rental housing in the future.

The west site will also include 16,054 sq ft of retail space at ground level, as well as 375 parking stalls.

The east site will be a 10-storey residential tower with 83 units or 62,372 sq. ft of purpose-built rental housing.

There will also be 5,058 sq ft. of retail at ground level, as well as parking for 43 vehicles.

The residential components of the buildings are 100 per cent rental housing, which make them well suited for the location near the Oakridge-41st Avenue Canada Line SkyTrain Station and a future B-Line bus route on West 41st Avenue.

Architecture is by IBI Group, and the landscape architect for the west site is PWL Partnership, while the landscape architect for the east site is PMG.

A formal rezoning application is expected to be filed with the City of Vancouver later this summer.

Thousands of new units coming to Oakridge

The Coromandel development is just one of several projects around Oakridge Centre that will add thousands of new homes — market rental and strata — to the blocks around Oakridge Centre.

Across the street, Polygon is planning a 14-storey market rental tower and a 27-storey market condo tower on a block it owns on Cambie Street, between West 41st and West 42nd.

But the biggest, most dramatic redevelopment is at Oakridge Centre, where QuadReal and Westbank have partnered to add over 2,500 new homes, 800,000 sq ft. of retail and a nine-acre park.
