Three-storey retail and office building slated for Denman Village

A three-storey retail and office building is slated for a vacant lot on Denman Street in the West End.

Wesgroup Properties is working with CBRE’s Urban Properties Group to lease the upper two floors of the upcoming building at 1125 Denman Street, next to Delany’s Coffee House. The ground floor is already leased to a “national pharmacy chain,” although the name of retailer is not specified.

There is an opportunity for a rooftop patio on the top floor of the new building.

The site was previously a Shell service station, which closed over a decade ago.

No development application has been filed with the city yet, but the proposed building conforms with height guidelines and zoning in the Denman Village area, which calls for a low-rise, “Main Street” feel.
