Below-market and market rentals planned at East Broadway and Renfrew

Epta Development Corporation is planning to develop a 12-storey rental tower with below-market units at East Broadway and Renfrew.

The developer is holding a pre-application open house for the upcoming development, designed by Studio One Architecture.

It will include:

  • 12-storey tower
  • Six-storey podium
  • A total of 175 units, 35 of which will be offered at below market rents under the city’s Moderate Income Rental Housing Pilot Program (MIRHPP)
  • Street level retail spaces

The MIRHPP homes will be targeted at households earning between $30,000 and $80,000 annually. Epta Development indicates the rents will be targeted at the following rates at project completion:

The developer states: “Situated at the corner of Broadway and Renfrew Street, the site will retain a retail presence along Broadway to support the existing businesses to the east, as well as the Broadway Tech Centre to the south. Combined with the residents of the building, the proposal will bring more life to this corner and support the community with more affordable rental housing options and renewed retail options.”

The development site is 35,000 square feet and consists of the entire block along Renfrew Street between East Broadway and East 8th Avenue. It is currently occupied by six single-family homes, and a single-storey office building.

There will be 130 underground parking stalls, and 310 bicycle parking spaces.
