Central City Tower 2 heads back to council after criticism it wasn’t dense or tall enough

It’s an unusual situation in Surrey, as a proposed office tower heads back to city council after it was rejected for not being tall enough.

Blackwood Partners are proposing the 25-storey, LEED Platinum office tower at 10045 King George Blvd.

At a September 16, 2019 council meeting, council directed Blackwood Partners to increase the height and density of the office tower, citing its key location in Surrey’s city centre and proximity to SkyTrain, which is less than 200 metres away.

However, the developer will inform council Monday night that it’s unlikely they will be able to secure enough pre-leasing commitments needed to build a larger office tower, and is asking council to reconsider.

In addition, because office floors have taller ceilings than residential floors, the proposed 25-storey tower will be similar in height to a 35-storey residential tower.

The proposed Central City Tower 2 will consist of:

  • 567,114 sq ft. of class AAA commercial office space
  • 16,168 sq ft. of ground floor commercial retail space fronting King George Boulevard, Old Yale Road, and the future City Parkway.
  • workspace for up to 3,500 people
  • 982 parking stalls

Blackwood Partners says Central City Tower 2 is intended as the first phase of a multi-phased intensification and redevelopment of the Central City Mall site.

Surrey city council will decide whether or not the tower proceeds as-is following Monday night’s council meeting.
