The development, known as The Bromley, will consist of two, four-storey wood frame buildings on West 41st Avenue and two townhouse blocks on the laneway, with a landscaped courtyard in between them.

Westbank has converted an upcoming residential tower at Joyce SkyTrain station to 100 per cent rental, and added additional floors.

The developer recently submitted a revised rezoning application for the tower at 5055 Joyce Street, across from the Joyce-Collingwood SkyTrain station.

The original application called for 298 market strata residential units in a 32-storey tower, which since has been revised to 360 rental units in a 36-storey tower. The floor-to-ceiling height has been reduced, so the four additional storeys only add 10 ft. to the tower height.

One floor of the tower will be designated as below-market rental housing at 20 per cent below the CMHC average rent for the neighbourhood.

There will be 103 underground parking stalls and 727 bicycle spaces. The application is being considered under the Joyce-Collingwood Station Precinct Plan.

Architects are Perkins & Will.

The project is Westbank’s second residential tower in the neighbourhood — the first being ‘Joyce’ — a 30-storey tower first pre-sold in 2017 and now nearing completion. It set a new pricing precedent for the neighbourhood at the time of presale.
