Solterra plans Italia condominium tower at West 7th and Fir

Solterra Development has submitted a proposal for an 11-storey condominium building on a vacant lot it owns at the corner of West 7th and Fir Street.

The new building will include 47 units — 43 units in the condominium tower, and four two-storey townhomes on West 7th, which is a popular bike route and future greenway.

The project also includes 6,000 sq ft. of “community amenity space” in the southwest corner of the podium along Fir Street. Solterra is seeking additional density of 13,841 square feet in return for the community amenity space.

The façade of the community amenity space will include vertical metal panels, while the residential tower will have pronounced vertical fins on its east elevation, breaking up the bulk of the façade.

Most of the windows are oriented to the north and east to capture views and respect the privacy of adjacent residents. Metal panels with insulation are on most of the west elevation for privacy, as well as a better insulated building with improved energy performance.

A total of 78 parking stalls will be provided, as well as 112 bicycle parking stalls.

The project at 1616 West 7th Avenue is tentatively called Italia, and the architects are IBI Group.
